Low-Point Coffee Cake

We make lots of snacks for church, so I've collected a number of low-point coffee cake recipes. Here's a really good one we made yesterday (it's awesome heated in the microwave; put a scoop of caramel ice cream on top and it's even better).
Light Pineapple Coffee Cake
3 C all-purpose flour
1 C wheat germ
1 C brown sugar
4 tsp baking powder
1 tsp cinnamon
1 tsp salt
1 tsp baking soda
1 16-oz can crushed pineapple (do not drain)
½ C fat-free egg substitute
½ C applesauce
4 Tbl granulated sugar
1 tsp cinnamon
Preheat oven to 350° F. Spray a 9x13-inch pan with non-stick cooking spray. Mix dry ingredients (reserve granulated sugar and 1 teaspoon cinnamon for topping) together. Mix remaining ingredients together then stir into dry ingredients until just moistened. Pour into pan and top with cinnamon-sugar mixture. Bake 40 – 45 minutes.
